Start with your goal
Understand what you want to accomplish, your timing and the questions preventing you from moving forward.
I’m a Utah mortgage loan officer who has worked in mortgage lending since 1993. My role is to make FHA financing easier to understand, compare it with your other options and help you choose a next step based on your actual goals and numbers.
Experience with a purpose
I began working in mortgage lending in 1993. Since then, I have helped people navigate changing markets, evolving guidelines and financial situations that rarely fit into a simple online answer.
FHA can be a valuable path to homeownership, but it is not automatically the right mortgage for every buyer. My job is to explain what FHA permits, identify lender requirements and compare the complete cost with other available options.
You should understand why an option fits, what it costs and what happens next before committing to it.
My job is not to force your situation into FHA. It is to help you understand your choices and tell you honestly what makes sense.Victor Emmel · The Mortgage Guide
Understand what you want to accomplish, your timing and the questions preventing you from moving forward.
Translate mortgage rules into plain language and distinguish FHA’s baseline policy from lender overlays.
Look beyond the advertised rate to the payment, mortgage insurance, cash to close and long-term tradeoffs.
Move forward when the numbers support it—or build a practical plan when waiting or improving the file makes more sense.
Professional experience and accountability
Mortgage advice should come with clear accountability. Victor combines decades of lending experience with professional credentials and state-regulated mortgage licensing.
