The Basic Strategy
Live in one unit. Rent the others.
An FHA-financed small multifamily property can combine
homeownership with rental income, but the transaction must still
satisfy FHA's owner-occupancy, property and underwriting
requirements.
1
Buy an eligible 2–4 unit property
The entire property is financed as one FHA-insured residential
transaction.
2
Occupy one unit
FHA requires the property to serve as a principal residence
rather than a non-owner-occupied investment purchase.
3
Rent the additional units
Eligible rental income may potentially be considered in the
underwriting analysis.
